For a new home owner they can have all the renovation work built into the mortgage and all the repairs are completed after closing on the house. For a current home owner they can refinance with a 203k to finance their new addition or renovation.
There are many benefits to a FHA 203k. One is the aid of a trained and Certified Consultant. The Consultant comes along your side to be your advocate. The Consultant can advise the borrower if the project is feasible and inform the borrower of any FHA manditory repairs. The Consultant will oversee the entire project from the day you go under contract on your home to the completion of the renovations. The consultant frequently inspects the work progress to assure the borrower and the lender that the work is satisfactory.
There are some limitations on the Standard 203k. Two of these limitations are the amount the home owner qualifies for and the value of your house after it has been repaired, which ever is less. Depending on your individual circumstances will determine how big or little the project is.
